A cabin that is half rental is the hardest kind to report

Mixed-use property is where most Show Low returns go wrong. Personal-use days matter: rent the place fourteen days or fewer in a year and the income is generally not reportable at all, while personal use above a threshold limits the deductions you can take against rental income and changes how expenses are allocated. Then there is the question of whether the activity belongs on Schedule E or Schedule C, whether providing linens and cleaning turns it into a service business, and whether the lodging tax was ever filed. Those four decisions move the number far more than any single deduction.

Stays under thirty consecutive days are transient lodging, and Show Low added a hotel and motel additional tax at three percent effective July 1, 2023 on top of its regular city rate. A platform collecting the tax does not remove your obligation to file.

When most of the year's revenue arrives between May and September, quarterly estimates, equipment timing and how the owner is paid have to be decided in advance. Doing it in April only records what already happened.

Arizona and Navajo County rules worth knowing

Arizona charges the seller a Transaction Privilege Tax for the privilege of doing business rather than charging the buyer a sales tax, and the city portion for Show Low is filed with the Arizona Department of Revenue alongside the state and Navajo County portions on a single return. Transient lodging, meaning stays of less than thirty consecutive days, is its own classification, and Show Low adopted an additional hotel and motel tax of three percent effective July 1, 2023. Residential stays of thirty days or more stopped carrying city TPT on January 1, 2025 under A.R.S. 42-6004(H). Arizona also charges use tax on out-of-state purchases where no Arizona tax was collected.

I rent my cabin a couple of weeks each summer. Do I report it?
If you rent it for fourteen days or fewer during the year and you use it as a residence, the rental income is generally not reportable and the related expenses are not deductible. Cross that threshold and the whole property has to be allocated between rental and personal use, which is a different return entirely.
Should my cabin be on Schedule E or Schedule C?
Usually Schedule E, but not always. Very short average stays combined with substantial services such as daily cleaning or meals can push the activity into a trade or business, which changes self-employment tax exposure. We look at average stay length and what you actually provide before deciding.
The booking platform collects lodging tax. Am I done?
No. You are still required to file, taking a deduction for the portion the marketplace remitted. Show Low also has an additional hotel and motel tax in place since July 1, 2023, and the filing obligation stays with you regardless of who collects.
My business makes most of its money in four months. Can that be planned for?
Yes, and that planning is where the value is. Estimated payments, equipment purchases, owner compensation and the entity choice all get set before the season so the tax result is a decision rather than a discovery.
I live in Phoenix and own the cabin. Does that matter?
Not for the Arizona return, but it does for how the property is treated. What matters is the split between rental and personal nights, the depreciation history and whether lodging tax was filed for the short stays. Distance to us is irrelevant, everything runs by portal and video.
